Consumer Affairs Victoria state that landlords “must maintain a property in good repair throughout the time it is rented out”.

If you rent out either residential or commercial property it is your responsibility to ensure the sound structure and safety of that building.

A termite infestation is potentially harmful to your property and rental income

The tricky thing about termite infestation is that it is often largely invisible until severe damage is done. This means that no matter how responsible and communicative your tenants are, neither of you may be aware of a termite infestation until it is too late.
The danger is more to the integrity and value of your property than it is to your tenants. However in some cases termite infestation can be so severe as to cause structural damage and thus potentially put your tenants or other members of the public at risk.

Arrange a complete pest inspection to keep your rental property safe and valuable

It is a good idea to get into the practice of pest inspections between tenants. This should be part of your regular property maintenance scheduling. And if you are lucky enough to have good tenants who stay for many years, you should still organise regular termite and other pest inspections.
